We want to ensure you fully understand the details outlined in your lease agreement so you’re not caught off guard during your move-out process. Per your lease, any costs related to the move-out inspection are the tenant’s responsibility.

To help minimize these charges, we focus on inspecting as quickly and efficiently as possible, which can reduce the amount deducted from your deposit. Additionally, our billing cycles run from the 21st of one month to the 20th of the next. Your final utility bill will be prorated based on your departure date, and any unpaid balances will be deducted from your deposit.

Completing the checklist below will help streamline the inspection and safeguard your deposit from additional deductions.

1. DEEP CLEAN ALL COMMON AREAS USED BY YOU DURING YOUR STAY.

  • DEEP CLEAN THE FRIDGE.

    All refrigerators used by you should be emptied and each shelf should be deep cleaned. All moldy/expired items (regardless of owner) should be thrown away. 100% of your items should be removed.

  • DEEP CLEAN THE FLOORS.

    Steam clean (carpet) or polish (for wood) the floor in your room AND all common area square footage on the floor that you lived on (halls, living room, etc). This ensures the flooring stays clean for your roommates going forward.

    Additionally, garage/carports should be swept out, oil stains removed and belongings removed.

  • DEEP CLEAN YOUR BATHROOM (PRIVATE OR SHARED).

    Deep cleaning of the bathrooms you used, especially the storage shelves and cabinet areas that maids don't touch.

  • THOROUGHLY CLEAN YOUR ROOM INCLUDING WALL AND WINDOW CLEANING AND REPAIR.

    Prior to your last day, your bedroom should be cleaned (professional cleaning is required to avoid charges).

    Please wipe off any scuffs on the walls. Also, all of the holes in your bedroom walls should be repaired as cleanly as possible and painted with a matching color if necessary. If painting or repainting is needed due to unsightly wall repair, this will be paid for by your deposit.

    All windows should be cleaned inside and mini-blinds, window sills, and shutters should be dust and grease-free.

  • REPLACE ALL BURNT-OUT LIGHT BULBS, SMOKE DETECTOR BATTERIES AND MINI-BLINDS.

    It’s the moving member’s responsibility to make sure these are all functional as part of their move-out process. Replacing batteries and blinds will be charged from the deposit.

2. REMOVE ALL PERSONAL ITEMS FROM THE GARAGE AND COMMON AREAS.

  • In addition to your room, there are a few places where things are often left behind (we must charge deposits to take them to the dump) —> basements, kitchen cabinets, bathroom cabinets, garages, hallway closets, side and back yards, and any common areas.

  • All personal property, debris, and trash must be properly disposed of and removed from the premises.

3. SUBMIT MAINTENANCE TICKETS FOR ANY KNOWN HOUSE ISSUES.

  • Submit tickets for any issues that we should be aware of in the house so that we can address them for your roommates who are staying. Submit a report here.

4. SUBMIT YOUR PRE-INSPECTION MOVE-OUT FORM UPON MOVE-OUT.

  • It’s important to record the condition of the room upon move-out for HomeRoom to detect and diagnose issues while you’re in the room for us to return your deposit as quickly as possible. Tap on the link below to submit pictures of the condition of your room once you vacate the room; this will allow you to record the condition in which the room is left.

5. COMPLETE THE HOMEROOM MOVE-OUT FORM.

    Note: If you’re transferring to a different room or property, skip this step.

6. CLOSE AND LOCK ALL WINDOWS, AND LEAVE YOUR KEY ON THE DOORKNOB.

  • Please ask your roommates if they agree that you’re ready to check out (or if they still feel like there is something you need to take care of before our inspection) - we’ll also be polling them as part of the move-out process. Remember to leave your key on the doorknob of your room. Ensure you take a photo of the doorknob's key and submit it to your Property Manager via our Support Number to confirm your key’s return and property vacancy. Non-compliance may result in charges for key replacement.

PLEASE TAKE NOTE:

We inspect once the resident moves out, so please ensure to FOLLOW and COMPLETE these steps to avoid extra charges for additional visits.

You can expect your deposit to be refunded through PayPal within 30 days of moving out, with deductions for any inspection fees.

If you turned on “Auto-pay” in your HomeRoom Resident Center Portal - be sure to turn it off before your last partial month to avoid overpayment.
