Monthly utility costs will now reflect actual usage by houses and tenants. We want our tenants to pay exactly what is owed. Homeroom will therefore provide credits to tenants if expenses are less than $140 or charge an overage if expenses are greater than $140.

No. Homeroom guarantees that this adjustment is merely to cover all costs incurred by tenants. Neither our company nor the property owner will make a cent of profit from this new process.

The Livable team will calculate all charges at the end of the month to determine the credits or overages to be added to each member’s ledger.

You will only be charged for the prorated number of days your lease is active.

Homeroom will post the charge or credit to your account on the 27th of each month which will be due along with your rent.

Wifi, gas, electric, water, sewer, trash, maid service, lawn care, and an administration fee.
Energy Conservation Best Practices
Turn off the lights and television when not in use.
Skip using the lights and open your blinds and shades to enjoy natural sunlight instead.
Unplug electronics, devices, and chargers when not in use.
Switch to energy-efficient light bulbs.
Use ceiling fans or floor fans to help circulate air year-round.
Lower your thermostat to 71 degrees in the winter.
Set the thermostat to 78 degrees in the summer.
Close blinds and add curtains to block sunlight/heat.
Use the cold water cycle to wash laundry. (Your clothes will be just as clean!)
Wash only full laundry loads.
Before each new load, clean your dryer’s lint trap to maintain energy efficiency.
Replace or clean your cooling system and heating system air filters every three months. (Air filters provided by Homeroom)
Run your dishwasher with full loads.
Limit your showers to 10 minutes or shower for one minute less than usual.
While you’re brushing your teeth and shaving, turn off the water.
Don’t allow toilets to run consistently.
Use a low pressure shower head.
Ensure all windows are closed when the air conditioner is running.
