IT ALL STARTS WITH A GREAT ACCESS ( TOP PRIORITY )

The most essential step to your successful home setup is getting simple access for yourself and for any gig economy workers that you choose to use. If you do this quickly and well - the rest of the set-up with go 10X smoother.

Here are the Access items you should order immediately.

  1. As soon as possible - get a front door-mounted lockbox (until the smart lock arrives) - place on the front door enabling you to provide access as needed

  2. Order Items for your smart lock set up.

Household items are of the affordable additions that are invaluable to the shared living population. Newly introduced roommates struggle to share expenses and if a single roommate purchases silverware, the house is in a tough spot when that person leaves.

STEP # 3 : ADD BEDROOMS (OPTIONAL)

In the roommate approach of the simplest way to increase your ROI is to convert unused space into an additional bedroom.

When is this a good idea?

  1. You will still have a living room and dining room for the coliving members to congregate in. Both of these spaces are required in all HomeRoom houses.

  2. The conversion space already has an egress-sized window to the exterior of the property. This is required in case of a fire in all 50 states.

  3. If the new space will be AT LEAST 72 square feet

How do we convert a bedroom?

  1. A general contractor or handyman should be able to help here - the cost of a single wall should be roughly $1-$2K

  2. Within the wall, you will want to include a pre-hung bedroom door

  3. If the new bedroom does not have a closet - purchase and install a wardrobe from IKEA or a similar. (we recommend >40” wide)

  4. Have the contractor clean up thoroughly and then have that followed up by a professional cleaning service.

  5. If you convert space – you’ll want to wait until its complete and your house has been professionally cleaned prior to beginning step 4.

STEP # 4 : FURNISH YOUR PAD

Furniture Is Invaluable to Roommate Residents

Similar to other shared household items - furniture is extremely difficult for new roommates to procure and pay for together. The owner providing this is another affordable bonus that drastically increases the appeal of HomeRoom houses over other properties.

What Sort of furniture & appliances should I provide it?
In our experience - high-end used furniture from estate sales is THE best option. If you can find a local designer to procure and install for a flat price that’s even better. ($2-$3K should be enough here)

For washer and dryer - we particularly like used washer & dryers from the Kenmore 90-series (~$400 delivered)

Refrigerator: we recommend new (without water or ice dispensers) from HomeRoom Depot (delivered ~$700)

There are three areas that HomeRoom requires furnished

  1. Living room: Should have seating for all future tenants, some interior design touches, and a TV

  2. Dining room: Seating for all potential future roommates

  3. Appliances: HomeRoom requires owners to provide the following appliances

    A. Washer & dryer

    B. Fridge

    C. Microwave oven

At HomeRoom, we aim to furnish the living areas to be welcoming places for roommates to hang out. We require a dining room table with enough seating capacity, living room seating enough for all the roommates, and a 50" TV. Other items that may be needed to make the space welcoming include a coffee table, entertainment center, area rug, art, and decor.

NOTES :

  • San Antonio area electricity is currently regulated so there is only one electricity company. CPS energy also handles natural gas services for many parts of San Antonio.

  • San Antonio water service is currently regulated so there is one main water company. Note that City trash services in San Antonio are sometimes included in as part of your water bill.

  • There are 2 options for the Internet Service Provider, as long as for the residence the set up will be minimum of 1000 mbps.

  • There are 2 options for the Maid Care and Lawn Service Provider. For Maid Care, deep and make-ready cleaning services are available in addition to monthly cleaning service.
