We use numerous criteria but here are our main

  1. # of shared bathrooms

  2. # of bedrooms or spaces that are easily convertible to conforming bedrooms

  3. Location – must be in this area - https://www.scribblemaps.com/maps/view/Boundaries/3HsG1f4oRx and have proximity to freeways and night life

  4. Price

  5. Curb appeal – must be appealing to young professionals, aka “nice finishes” etc

  6. Ample parking

  7. Not in an HOA

3. How $5,000 'HR Set Up & Construction Fee' is used?

Bedroom conversions as needed, make-ready/style improvements/interior decoration, digital assets of property (Matterport, photos etc.)

4. I suppose HR pays all utilities?
